Wedding season is right around the corner. Here's how to turn your rental property into a wedding venue.

Play Up Your Advantages

First, figure out what are your property’s best assets when it comes to hosting a wedding. Think of the most picturesque settings and how they can entice potential renters. Here’s a checklist so you can start taking inventory:

Create The Right Flow

It’s important to plan a property that allows for a seamless transition from ceremony to reception. Try to designate one to two possible spots for the ceremony — think of an outdoor ceremony locale and an indoor area in case of inclement weather. Figure out where guests can mingle for a cocktail hour before heading to the reception, and where the reception will be held. Other logistics to consider are where guests will park, which bathrooms they can use, and if you’re able to provide a bridal suite.

Get Insurance Coverage

Before promoting your property as a wedding destination, you’ll need to research and obtain permits to address things such as the number of guests, parking, noise violations, etc. You should also have vacation rental insurance to cover any damages that may happen during the event. Another form of insurance to consider is TULIP, which stands for Tenant Users Liability Insurance Protection. This insurance provides short-term liability insurance to the renters of your property for a reduced price compared to what they would pay if they looked for similar coverage elsewhere. If you obtain a master policy as a host, future renters can access the coverage at no additional cost to you.

Keep in mind Airbnb also offers insurance to owners under the umbrella of AirCover, which essentially says Airbnb will pay up to $1 million in damages to hosts who are otherwise unable to recover losses caused by their guests. It also includes what Airbnb considers a “top-to-bottom protection” for Airbnb hosts, insuring them against legal liability for things such as bodily injury and property damage. Keep in mind that in order to make a claim, you’re going to need a lot of proof, so keep communication with guests inside the app and install security cameras onsite to make sure you’re covering all of your bases.

Market Your Property

Be clear on your Airbnb profile about what you offer and what is allowed and not allowed. Being upfront will help potential renters understand the size and scope of weddings they can host. You might also consider allowing a tour of the property in advance of their booking and/or event date.

Even if you’re detailed in your listing description, a picture is worth a thousand words. Provide high-resolution images of your property with captions identifying where each part of the event can take place. Once you’ve hosted your first wedding, ask the couple if they mind sharing their photos with you so you can show potential renters what their event can look like.

Also important to mention is how many guests your venue can host overnight. Many couples today see a venue that doubles as accommodations for their friends and family as a major perk.

Partner With Local Vendors

One way to make potential renters even happier is by simplifying their planning process. More couples will be interested in booking your rental for their wedding if you add special details or a package. Consider partnering with a local wedding planner, florist, and caterer to offer a bundle for your guests. The more you can offer to your potential renters (tables, chairs, plates, glasses, utensils, a ceremony arch, etc.), the more business weddings you can potentially host.
